Apartment Review for Regents La Jolla - La Jolla, CA

Yes! Regents La Jolla, along with many other apartments in the area, is in the midst of converting itself to condominiums. The current tenants have been given notice to move out; leases will not be extended. Most of the students have moved on, yet enough still remain to be quite annoying. If you have come upon this review because you are considering purchasing, let me ask you one question. Are you incredibly CRAZY? Read the other reviews listed here, this is a horrible place to live unless you are a student! UCSD students infest every other condominium complex in the area and this is the closest and most convenient complex in the area. What makes you think this place will be any different? Owners will just rent to students and you will be stuck with an overpriced hell hole. Hey, you can always rent to students. Why are the students who live here worse than other places? Students who live in a high price residence are not interested in studying, but primarily their social life! In general, they also tend to be idiots. Why is the noise here worse than other places? 1) High density of people to space! In your apartment, your 4 walls will be shared with two neighbors, a common hallway and a courtyard. The courtyards here are small; from your living room, you can easily hear the ongoing conversation in your neighbors living room. Sound resonates extremely well in the courtyard. 2) Paper thin walls, floors, and ceilings. In a world of home theater and thundering subwoofers, these are items you do NOT want in living above or below you. 3) The cabanas, Jacuzzis, and the grills next to the pools are a source of constant loud socializing. 3) Students only prefer to socialize late at night. 4) Rules! Rules DO NOT apply to students. Just ask one. Rules are for normal working class people, not them. What about the staff? Good news. I have heard they will be retained to help manage the complex. Hell! At $350 per month Home Owners Association (HOA) fees (more than $2 million annual) they should be able to hire Donald Trump. Unfortunately, you are left with the people that are described in the many other reviews posted here. If they like you and you do not ask them to work, they will be your friend. If not, good luck. I think they are asking lower $400K for 1 bedroom and lower $500K for 2 bedrooms. I have asked several times, but they refuse to give a firm price. I assume this is so they can haggle for as much as possible. My recommendation, you can pay 20-30% less in Carmel Valley. Sure, here you are getting the La Jolla zip code of 92037, but you will still be living in the UTC area. No ocean view here and residence is in a commercial area lacking that neighborhood feel. Hence, your driveway entrance is the well traveled REGENTS Road. There is no traffic signal at the entrance, so exit the property at your own risk. I have personally seen two major accidents there in the past year of cars exiting the premises. Also, keep in mind; you will NOT get your own garage for your automobile. You will share a community garage with very tight spacing; not favorable for todays SUVs. In many of the spots you need to park in tandem (head-to-tail). If you have not figured it out yet, my recommendation is run. In summary, if you are still not convinced this is a horrible place to live, let me give you a few tips before purchasing. DO NOT pick a unit that adjoins a courtyard. The street noise is not that bad and certainly preferable to your other option. ONLY choose a 4th floor apartment. Better to be the giver of noise than the recipient. DO NOT choose a unit any where near the pools. The pool area is nice and quiet until about 8 pm, then it hits like a tidal wave. Read the HOA rules carefully about owners renting units, especially to students. Ask where visitors can park. There is no readily available parking. The only available guest parking is on Executive Dr. and this is 2 hr parking on the South side and parking is seldom available on the North. Remember to haggle, haggle, and haggle on price. Lastly, when you can not get any sleep at night, remember, I TOLD YOU SO!
